Questions

How often does a rental need an EICR?

At least every five years in England, Wales and Scotland, and sooner if the last report says so.

What happens if it fails?

Anything coded C1 or C2 must be fixed. In England that's within 28 days, or sooner if the report says. You then need written proof the work is done.

Who gets a copy?

Your tenants, within 28 days of the inspection, and any new tenant before they move in. Councils can ask for one too.

Is booking free?

Yes. We're paid by the electrician we work with. You pay the electrician for the inspection.
